Problems & solutions
The model sits idle; owners, managers, and site staff can't use it
Opens right in the browser: look up element properties by floor and section the model to see inside
Owners, managers, and site staff find answers themselves instead of waiting on a BIM engineer
Defects and photos are scattered across Excel and messaging apps, with no clear location or assignee
Mark the issue on the model with photos and send it straight to Task Tracking for assignment
Every issue has a model location and an assignee; records export to Word
The schedule says only "complete," not which beam or curtain wall panel
Keep using your Excel schedule; elements are colored by construction stage
Owners verify progress down to the element by color and pull up photos, with no separate reports from the site
Warranty, repair, and inspection records sit apart from the drawings, so property management takes over with gaps
Log repairs, warranties, and due dates; Smart QR Inspection lets you scan an equipment label to report on your rounds
Property managers don't start from scratch: scan a label to see the equipment's floor, repair records, and inspection records
Before sign-off, it's hard to picture scale and circulation from plans and sections
Step into the space at eye height; distance and walking time are calculated along a route, and you can record video
Walk through the model before sign-off to reduce discrepancies found only after completion
Features
No-install web viewer
Open it in a browser on a computer, tablet, or phone. Large models load in segments, and an IFC model is ready to use as soon as it's imported.
Floor and element lookup
Select floors by building, toggle architectural elements and MEP systems by category, and click any element to see its full properties.
Section, explode, and measure
Cut the model open with a section box to see inside, pull elements apart by category to see how they fit together, and measure distances right on the model.
Floor plan image overlay
Overlay a floor plan image on a model floor and align it, so you can compare drawing and model directly.
On-site markups and Task Tracking
Mark issue locations and site photos on the model. When opened from IPCS, send them to Task Tracking for assignment, and export the records to Word.
Facility management
Log repairs, warranties, inspection rounds, and due dates for equipment. Equipment that isn't in the model can be added as your own points and managed the same way.
Equipment list
See the equipment for the whole building with thumbnails, brands, and quantities, and rotate any piece to view its 3D appearance.
On-site QR locating
Print QR labels for equipment and elements and post them on site. Scan one with a phone to see its records or progress, then tap once to locate it in the model.
Smart QR Inspection
Inspectors scan equipment labels with their own accounts and report the equipment's condition as normal or abnormal. Every scan leaves a record.
Color scheme
Set coloring rules by element properties, such as fire-resistance rating, to see at a glance whether the layout matches the plan.
Room layout and Space Grouping
Color rooms and areas by name and count them. You can also organize rooms into groups (for example, by unit number), then color them and look up their locations.
Excel progress coloring
Keep using your existing Excel schedule. It maps to the model by element ID and colors elements by construction stage, and each progress entry can carry photos or PDFs.
Construction zones and progress history
Draw construction zones on the model and import zone progress. Click an element to see every construction stage it has been through.
Model review and element comparison
Find modeling problems such as rooms that don't form a closed boundary or doors and windows with no host wall, and locate each one. Element differences between the construction model and the design model are marked in red and blue.
Eye-level view and circulation simulation
Walk into the space at a person's eye height. Draw a route and the distance and walking time are calculated automatically; you can also record it as a video.
Crowd flow simulation
Set the number of people and the occupant mix, then simulate people walking to the stairwell to compare where crowding occurs under different scenarios. Results are for illustration and comparison only, not a basis for code-compliance review.
Voice control and a three-language interface
Toggle floors and layers by voice in Chinese, Japanese, or English. The interface can be switched among Traditional Chinese, English, and Japanese.
3D GIS Multi-Project Map
Included with Enterprise Flagship B: all your sites on one 3D globe, with multi-project queries of Space Grouping data and equipment distribution, plus equipment inventory lists you can export.
Specifications
Test results
These are measured results from our test environment, August to October 2026. Test models are described anonymously. Load times vary widely with network and computer, so we don't list timings in seconds.
Building Management BIM: a full high-rise
A high-rise with about 22 floors and about 60,000 elements. The full model (architecture plus 6 MEP systems) is about 350 MB after conversion. Viewing the whole building downloads only about 10 MB of model data, and turning on all MEP systems adds only about 18 MB more.
October 2026, measured 4 times in our test environment; download size stayed stable
Construction Progress BIM: a large steel structure model
A steel structure model with nearly 100,000 elements, including bolts and connection plates. The original IFC file is about 180 MB (about 212 MB after conversion). With the whole model in view, only about 0.9 MB of model data needs to be downloaded.

Reopening a model
Reopening a model you've already viewed on the same computer requires almost no new download (measured at about 0.1 MB for the whole page).
October 2026, measured in our test environment
Model review: a real building
Running 14 checks on a high-rise model with about 60,000 elements and 1,703 spaces found 10 rooms with no closed boundary, 1 door with no host wall, 2 of 155 doors with raised thresholds, and an entire set of balconies placed twice.

How openings are checked
When checking for an opening above a staircase, looking only at the bounding box wrongly flags 65% of staircases as having no opening. The platform uses each element's actual shape instead, and no staircase in the same building was flagged.

Excel progress coloring: large data sets
Tested with simulated progress data: 57,000 elements, 200,000 progress records, and 6 construction stages. Elements color directly by construction stage.

vs. traditional methods
Runs in a browser with no installation or training; floors are labeled by name and buttons are icons
Keeps your Excel schedule, maps it to the model by element ID, and colors elements by construction stage
Uses your IPCS account; model markups go straight to Task Tracking for assignment
Features enabled one by one, with viewing and management permissions kept separate so view-only accounts can't alter data by mistake
Use the BIM viewer for a single building and the 3D GIS overview across sites, using the same account for both
