Problems & solutions
Owners and site staff have to ask a BIM engineer for screenshots or an explanation
Open in a browser on a computer, tablet, or phone; look up element properties by floor
Owners, managers, and site staff find answers themselves instead of waiting for someone to relay them
Room uses and unit-number classifications exist only in drawings and spreadsheets
Group and color rooms by category; overlay floor plan images on a floor and align them
Select a category to highlight its rooms; compare drawing and model on one screen
Defect photos are scattered across messaging apps; assignee and progress unknown
Photos are pinned where they were taken; markups can be sent to Task Tracking for assignment
Status shows on the model as color; records export to Word
Warranty, repair, and inspection records are kept apart from the drawings, so property managers start from scratch
Log repairs, warranties, and due dates on the equipment, and post a QR label to scan
Property managers scan a label to view records, and inspection results are reported on the spot
Rooms left unenclosed and doors outside walls, yet analysis numbers still look reasonable
Check modeling problems item by item; red and blue mark differences between the construction and design models
Every alert can be located in the model, so you can fix problems before handover
Plans and sections struggle to convey scale, circulation, and crowded spots
Walk into the space at eye level; compare circulation distances and crowded spots
Crowd flow results are for illustration and comparison only, not a basis for code-compliance review
Features
Model and spaces
Floor and element lookup
Select floors by building. Toggle architectural elements (slabs, walls, columns, doors and windows) and MEP systems (HVAC, fire protection, plumbing) by category, and click an element to see the full properties imported from the IFC model.
Section box
Cut the model open with a section box to see interior layouts hidden behind exterior walls and slabs.
Exploded view
Pull elements apart from bottom to top by category (slabs, columns and beams, walls, doors and windows, roof) to see how the building goes together.
Measure
Click two points on the model to measure the distance. Continuous measuring is supported.
Screen capture
Save the current model view as an image for meetings and reports.
Voice control
Hold the voice button and say "open the second floor" or "show only the third floor" to toggle floors and layers. Voice commands follow the interface language, which can be switched among Traditional Chinese, Japanese, and English.
Room layout
Count the rooms and areas on the displayed floors by name and color them. You can count across multiple buildings and floors at once, and save the colors.
Floor plan image overlay
Upload a floor plan image to overlay on a single floor, then drag, scale, and rotate it into alignment, name it, and save it. Check "Floor plan image" in the Query menu to display it in its saved position.
Space Grouping
Define your own categories and subcategories (for example, unit number or 2-bedroom type), then click rooms or areas to assemble them into groups. Create and edit groups in the Tools menu, and select a category in the Query menu to mark its locations in color.
Color scheme
Set coloring rules by properties of elements such as doors, windows, walls, rooms, and equipment. For example, show a 60-minute fire-resistance rating in red and a 30-minute rating in green. Create and edit schemes in the Tools menu and apply the view in the Query menu.
Site and facilities
Photo location markers
Pin site photos to the places they were taken in the model, with a fan-shaped marker showing the camera direction. One point can hold multiple photos; view them under "Photo locations" in the Query menu.
Model markups
Draw points, lines, and areas on the model, each with a title, description, URL, and attachments. Markup types can have custom colors and legends. View results in the Query menu; create and edit in the Tools menu.
Task Tracking
Click an issue location on the model, record the building, floor, grid location, and drawing number, and capture the view. When opened from IPCS, send it to Task Tracking for assignment, and handling status shows on the model as color. Export records to Word and Excel.
Facility management
Record repairs, warranties, construction work, and inspection rounds on equipment, with the person responsible, priority, and due date. Items are color-marked at 30 days and 10 days before the due date and when overdue. Equipment that isn't in the model can be managed as facility points.
QR labels
Print QR labels for equipment in three sizes (large, medium, small), each with its own serial number. Generate a PDF to print at actual size.
Facility scan
Open Facility Scan from IPCS and point a phone at a label to show the equipment name, floor, and latest record and locate it in the model. Inspectors check in on their rounds with personal accounts and report the equipment's condition as normal or abnormal.
Review and simulation
Model review
Analyzes element relationships and geometry to find modeling problems such as rooms with no closed boundary, doors and windows with no host wall, and duplicate elements. Click an alert to jump to that floor and highlight the element. Model review checks only whether the modeling is sound; it does not make code-compliance judgments.
Model element comparison
Mark element differences between the construction model and the design model in red and blue, and list quantity differences and floors in question for each comparison item.
Clash review
Finds where MEP piping physically overlaps beams, columns, slabs, and walls, and sorts each overlap into one of three categories: clashes (through a beam or column), openings (through a slab or wall, where an opening or sleeve must be reserved), and ignored (such as equipment attached to structure). Click one to jump to that floor and highlight both elements. Export an Excel file with Revit IDs to select them directly in Revit. Clash review only flags overlaps; it doesn't decide whether they're acceptable.
Circulation simulation
Switch to eye-level view to stand in the space at eye height and look around. Click a route on a slab or staircase and the distance and walking time are calculated automatically; you can also record it as a video.
Crowd flow simulation (illustrative)
Set the number of people and the occupant mix, then simulate people walking to the stairwell and compare where crowding occurs in scenarios such as taking one staircase out of service. Results are for illustration and comparison only, not a basis for code-compliance review.
vs. traditional methods
Opens in a browser, floors labeled by name, no installation or training
Space classifications and equipment records tied to model locations and highlighted in color when queried
Photos and issues pinned to model locations; handling status returns to the model as color
Uses your IPCS account; model markups go straight to Task Tracking for assignment
Walk into the model at eye level; circulation distance and walking time are calculated automatically
Who it's for
Owners and developers
Look up floor layouts on their own, find rooms by unit number, and walk through the model before sign-off.
Architects and design teams
Review design layouts with color schemes, model review, and circulation simulation.
Supervision consultants and site managers
Raise defects on the model, mark photo locations, and compare the construction and design models.
Property management and O&M teams
Manage equipment repairs, warranties, and due items, and use Smart QR Inspection to scan equipment labels on your rounds.
